| City's Rental Properties Are Focus of ‘Keen Demand'
"With land becoming more and more scarce in Manhattan and capital still flowing into the island like waves breaking ashore, the keen demand for existing residential rental property is as great as I remember in my more than two decades in the industry," the director and principal at Eastern Consolidated Properties, Alan Miller, said. "Competition for deals is intense, with bidding wars erupting for almost every available property that comes to market," he said. "Residential rental buildings have always been in big demand," the senior partner at Massey Knakal Realty Services, Tim King, said. "They are an appealing asset class for investors that range from small family operations up to the largest institutional owners." Continued 1 | 2 | 3 | 4 | Next Comment on this article .

London property investment still hot, says Arlington
Speculative development is picking up in the central London office sector, which is outperforming all other areas of the UK property market, but is not yet able to match demand, according to property investment management firm Arlington Securities. However UK commercial property returns as a whole have slowed over the last six months. The total return for the IPD annual index over 2007 is projected to be 10% compared to the 2006 annual return figure of 17.9%. Arlington UK fund of funds manager Richard Gale said: ‘The surge in rental growth was initially led by the West End, but the City has also seen a sharp improvement in the last six months. However rental levels in the West End, when viewed in relation to City rental levels, remain almost as high as ever. ‘The sharp increase in rents in central London has been driven by increasingly fierce competition for available space.
Location is everything in foreign property market
Recent reports suggest that foreign property is increasingly being looked at by Britons as a method of boosting retirement income. Workers with an eye to the future are apparently snapping up properties abroad in the hope that either the rental payments received will boost their income streams when they are no longer working, or the property will have appreciated in value by the time they retire, allowing them to sell it and collect a lump sum. In practice, many buy to let investors will enjoy both the benefit of rental income and the bonus of a tidy profit if they choose to sell at an opportune moment in future years. The avenue of foreign property acquisition is one that has been opened up in recent years due to a number of factors. In part, the ever-increasing price of property back home has encouraged some people to look abroad for a property that may offer a better value investment that what could be procured by spending the same money back home.
You can use IRA fund to buy real estate, as long as it's an investment
Q: I read an article recently in the Milwaukee Journal that you had written about buying real estate with IRA money. If we are buying vacant land (forested), can we use our IRA money to purchase this land outright? Could I consider this an investment, or does it have to be something that produces income, such as rental property? I could sell firewood if I had to since the land is forested. A: You can use IRA funds to buy this property. The property has to be an investment, and there can be no personal beneficial use by you or anyone related to you. The property selected need not be income-producing. Vacant land is an acceptable investment option. Any work that is done on the property must be contracted through a third party and all costs must be paid from your IRA funds.

Tax breaks on rental house
MY husband and I will be going overseas for a few years and wonder whether to keep our house as a rental property or sell it now and place the capital gains into my superannuation account. The house is worth $650,000 and has a mortgage of $550,000. I am 51 years of age with a very small superannuation balance. We have owned the house for only two years, and plan to sell it within the next eight years. I am concerned that the cost of selling this property and buying another will eat up most of your equity in it. A better solution may be to rent it in your absence and claim interest as a tax deduction. You can be absent from your residence for up to six years without losing the CGT exemption, so this will not create any capital gains tax problems. I am 50, self-employed and have had no employer making super contributions for me.
Lake Zurich trustees talk about downtown
The Daily Herald asked candidates to share their views on pertinent issues concerning the village with readers. Their answers to our questionnaire follow. They have been edited to correct spelling and capitalization mistakes. Q. Should the village have used the threat of eminent domain to acquire private property that was later sold to developers for redevelopment? Branding: The Lake Zurich TIF district is not blighted but considered a conservation area. That means if the conservation area in the TIF is not renovated, it could become blighted. The threat and use of eminent domain in this situation is an abuse of the eminent domain power. When eminent domain is used, the playing field between the government body and the property own becomes very uneven. Consequently, other property owners stop privately investing in their property because they are uncertain of the future of their property.
